This new housing scheme seeks to pilot an innovative form of private rented tenure. The project seeks to demonstrate that the team can create a professionally managed scheme that offers value for money to those who live there and delivers the kind of income returns that will attract future institutional investment.

The building accommodates 51 residential units (24 one bedroom and 27 two bedroom) along with three retail units and car parking at ground level.

Exposed structural concrete as part of the building aesthetic requires careful consideration of the concrete specification

There are a number of structural challenges which are typical of this type of building. Careful coordination of the building
services is essential, especially public health which must be transferred over the commercial units at ground floor level.
Transfer structures are required at fi rst fl oor level to facilitate the change of grid from residential use to retail/car park.

Exposed structural concrete as part of the building aesthetic require careful consideration of the concrete specifi cation, whilst a combination of internal and external circulation at each level required the introduction of structural thermal breaks.
