The project involves the creation of a new mixed-use development in the centre of Harlow.  The site is currently occupied by four three storey buildings generally comprising retail at ground floor with offices above, with service yards to the rear.

The proposed redevelopment involves the demolition of the existing buildings and the construction of four new buildings, ranging in height from four to sixteen stories. These buildings will accommodate residential apartments on the upper floors, with the ground floor generally given over to a combination of retail, residential entrance lobbies, car parking and ancillary spaces. Roof gardens are to be incorporated at a second floor podium level to all buildings as well as on the top of some of the residential blocks.
