The site is on top of a recently constructed underground Crossrail station. The new building is designed with a greater number of floors than the historic one, but with a similar weight in order to avoid over stressing the tunnel underneath.

The superstructure steps in two directions at several levels for planning and aesthetic reasons. A consistent structural grid has been coordinated with the design team to achieve this with the minimum depth and weight of transfer structures.

The floor structure is designed with fabricated composite beams to further reduce weight and increase structural efficiency. This is coordinated with several knock-out panels to allow flexibility for retail tenants to adapt the floor space to their needs.
